Great location close to the Royal Mile and the Grassmarket. Our room was on the right hand side of the beer garden and to get there you had to climb up some stairs which seemed quite dirty and covered in split alcohol. The bed was very uncomfortable with springs sticking into me. However, the hotel was reasonably prices (for Edinburgh) and location excellent.- 21-Sep-2009 Went to Edinburgh for Fringe. This hotel is ideally situated a few meters from the Royal Mile/Waverly station. It had a excellent sports-bar, The Three Sisters, and the room was clean and nicely presented. My only real issues were that breakfast is NOT included on any of their rates, most hotels these days include at least a continental breakfast and there was no coffee in the room, only tea.
